Each development is owned by an SPV (Special Purpose Vehicle).

An SPV (Special Purpose Vehicle) is a separate legal entity (usually a limited company). An SPV is set up for the sole purpose of a single property development in isolation, it therefore represents fewer risks and liabilities for investors and lenders.

When investing into a development as an equity investor, you are purchasing shares held in the SPV. When investing into a development for a fixed return, you are providing a loan to the SPV. Each attracts a different type of return.

Investment protection varies on each project. As with many investments, your capital is at risk, however we will make every effort to reduce your risk. As our joint venture partner, it is in our interest to ensure the development is a success.

Develop in high demand areas. Ensure thorough due diligence is carried by our team of highly experienced property consultants, e.g. architects, planners, solicitors, design team, sales team. Ensure the minimum profit criteria is met before proceeding with the development, e.g. doing the math. Work with our reputable building partners, who have the experience in the type of project. Plan ahead by assessing market conditions, competing sites, political influences, and assessment of property cycle. Phase the development, e.g. build as we sell.
