With over 25 years experience in the banking and investment industry, Avril brings key skills such as Compliance and Client Management.
Gwen Gall
New Projects Manager
Gwen plays a key role in finding new land projects, and managing vendor requirements. Her background in property development and property investing compliments this role. Gwen also has a keen interest in sustainability, and looks for opportunities to implement renewable technology on our property projects.
Eddie Tribe, MBA
Property Consultant
33+ years’ experience in construction project management and directorship of tier 1 contracting companies in the construction industry delivering multiple £m schemes for a wide variety of private and public sector clients and across all sectors, including; Residential, Commercial, Leisure, Retail, Heritage and Education.
Experience in the management of part-built real estate to completion, including management of contracts and legals.
Brian Farrell, MBA
Property Consultant
Experience across the construction of commercial, infrastructure, and energy industries, with in depth experience of civils design and groundworks.
In depth experience as Employer’s Representative and Construction PM for large investment funds and developers, including the management of construction, HSEQ, planning, design, financial close, and acting as Bank’s technical advisor on multiple investment assets.
Experience in contracts management on projects exceeding €50m GDV.

Mosaic Architecture + Design is one of Scotland’s most experienced practices, the directors of which have been responsible for a comprehensive range of buildings and projects for a variety of clients, in both the private and public sectors.
We provide a range consultancy services which include architecture, master planning, interior design, and sustainability. In addition we also provide site finding, feasibility appraisals, CAD visualisation, and construction management services.

Each development is owned by an SPV (Special Purpose Vehicle).
An SPV (Special Purpose Vehicle) is a separate legal entity (usually a limited company). An SPV is set up for the sole purpose of a single property development in isolation, it therefore represents fewer risks and liabilities for investors and lenders.
When investing into a development as an equity investor, you are purchasing shares held in the SPV. When investing into a development for a fixed return, you are providing a loan to the SPV. Each attracts a different type of return.
Investment protection varies on each project. As with many investments, your capital is at risk, however we will make every effort to reduce your risk. As our joint venture partner, it is in our interest to ensure the development is a success.
Develop in high demand areas. Ensure thorough due diligence is carried by our team of highly experienced property consultants, e.g. architects, planners, solicitors, design team, sales team. Ensure the minimum profit criteria is met before proceeding with the development, e.g. doing the math. Work with our reputable building partners, who have the experience in the type of project. Plan ahead by assessing market conditions, competing sites, political influences, and assessment of property cycle. Phase the development, e.g. build as we sell.
